and Rachel lived on nearly three acres.

The house itself was comfortable but ordinary.

The land was the valuable part.

Their neighborhood had changed over the last decade as looked at her.

“Why not?”

“Because I refused.”

Rachel stared.

“The deed was fine, but this wasn’t?”

Elaine flinched.

“No. The deed wasn’t fine.”

“Then why did you refuse this one?”

Elaine took a breath.

“Because by then I realized Rachel reason.

Maybe not the main one.

By removing Rachel from ownership, Marcus had gained control over the property.

Rachel asked, “Did he execute the option?”

Elaine shook her head.

“I don’t know.”

“Do you know the developer’s name?”

“Yes.”

She wrote it down.

Harrison Land Group.

Rachel immediately searched.

Dad said, “Recognize it?”

“No.”

She clicked through records.

Then stopped.

“What?”

Rachel turned the screen.

A local development application.

Filed eight months ago.

Harrison Land Group had proposed a residential subdivision covering five adjacent parcels.

One parcel matched Marcus and Rachel’s address.

Dad leaned in.

“So they included the property.”

Rachel whispered, “Without me knowing.”

I looked at the application.

The project had not yet been approved.

But their land was there.

Outlined.

Numbered.

Included in acreage calculations.

Rachel’s face hardened.

“He didn’t refinance to save the thirty-thousand-dollar investment.

“What exactly did Marcus invest in?”

Rachel looked at me.

Dad saw it too.

“Real estate,” he said.

I nodded.

“What if it wasn’t some friend’s random project?”

Rachel searched Marcus’s messages.

Then his emails available through a shared family account.

“I don’t have access to his personal email.”

“What about statements?”

She opened another file.

There.

A whispered, “No.”

Rachel looked at her.

“You knew he invested in a development.”

“I knew he invested in property.”

“Did you know whose property?”

“No.”

“Did you know it involved our land?”

“No.”

Elaine covered her mouth.

“I didn’t know that.”

Rachel’s eyes filled again, but this time she didn’t cry.

“He borrowed thirty thousand dollars to invest in a project that depended on controlling our house.”

Dad sat down slowly.

“And when the investment hurt him financially, he fell behind on the mortgage.”

I continued.

“Then he used Mom to access my money.”

Rachel nodded.

“And Dad’s retirement records.”

“And forged documents.”

Mom whispered, “He told me he was trying tonight?”

“Yes.”

Dad’s expression hardened.

“After he knew we were looking.”

“Yes.”

That mattered.

Not just what had happened a year ago.

What Marcus was doing now.

He wasn’t confessing.

He was trying to clean the trail.

Rachel closed her laptop.

“We need to preserve everything.”

Dad nodded.

“I agree.”

Mom looked alarmed.

“What does that mean?”

Rachel answered.

“It means nobody calls Marcus.”

She looked at Elaine.

“Nobody warns him.”

Then Mom.

“Nobody gives him documents.”

Mom flinched.

Rachel looked at Dad.

“And tomorrow we talk to an attorney.”

Mom stood.

“No police.”

Nobody had mentioned police.

The speed of her response made all of us look at her.

Dad asked, “Why did you say that?”

Mom realized her mistake.

“I’m just saying we don’t need to destroy his life.”

Rachel stared.

“He forged documents involving my house.”

“You don’t know that.”

“He tried to get Elaine to alter a notary record tonight.”

“That doesn’t prove he signed your name.”

“It proves he knows the record is a problem.”

Mom looked toward me.

“Sarah, say something.”

I did.

“I think Rachel is right.”

Mom’s face fell.

“He’s your brother.”

“I know.”

“You would let them ruin him?”

“No.”

I looked at Marcus’s handwritten note.

“He did that himself.”

Mom began crying again.

Dad didn’t comfort her.

That might have been the moment she finally understood how badly things had changed.

Rachel gathered the papers.

“Elaine, I need copies of everything.”

“You can have them.”

“The journal page too.”

“Yes.”

“And tomorrow, you need your own lawyer.”

Elaine’s face went pale.

“I know.”

Dad looked at Mom.

“You too.”

She stared.

“What?”

“You forged my signature.”

Her mouth opened.

“I’m not threatening you.”

Dad sounded exhausted.

“I’m telling you to stop pretending this is still something the family can smooth over at breakfast.”

Mom sat down.

No one spoke.

Then my phone buzzed.

A text from an unknown number.

I opened it.

A photo.

Marcus standing beside a man I didn’t know at what looked like a construction site.

Below it, one line:

Ask your brother what happened to the first $75,000.

I stared at the screen.

Rachel noticed.

“What?”

I turned the phone toward her.

Her face changed.

Dad leaned closer.

Mom whispered, “Seventy-five thousand?”

No one knew what it meant.

Yet.

But after everything we had learned in the last hour, none of us believed it was an innocent number.

Click here to continue reading: PART 11: An Anonymous Photo Led Us to a Development Account, and the Missing
